Zeta
Mixed use development, retail spaces and multifamily dwellings in Da Nang, Vietnam. (2018-2019)
Zeta is a mixed-use low-income housing development adjacent to the communal park at the area of the Da Nang project (HIGHWAYS, DRAGONS AND PARTY WALLS). The plot faces the communal park on the north and the main thoroughfare on the south. The building mass follows a meandering ”Z” shape plan to create two exterior rooms: one towards the street and the other facing the park. A generous void in the building mass connects these two spaces and encourages traversal views from the street to the park. Through this shape, the building gains the area required for its housing units, while maintaining at least two orientations for most of the apartments. The project features multiple types that accommodate the needs for long- and short-term rental, owner occupied dwelling units as well as extended multigenerational households. Those include studios, one-bedroom, and double storey two- and three- bedroom units approached via outdoor galleries, which also act as additional solar protection elements. The ground floor is reserved for workshops and retail spaces as well as common facilities, such as a day-care and a communal kitchen.
The overall volume is defined by a continuous sloped roof that unifies the complex and conforms with the height restrictions of the local building code.
